What to fix before you list, and what to skip

October 20, 2026 · Sabrina Yalda

Most sellers ask the same question first: what should I fix?

Start with what a buyer or inspector will notice in the first ten minutes. Dripping faucets, cracked caulk around tubs, missing outlet covers, stained ceiling tiles and doors that stick all read as deferred maintenance. They are inexpensive to fix and they change how buyers feel about the whole house.

Next, think light and space. Clear counters, remove a few pieces of furniture, replace dim bulbs and open blinds. Fresh, neutral paint in the most-used rooms is one of the few larger projects that usually earns its cost back.

What to skip: full kitchen or bath remodels right before listing. Buyers have their own taste, and you rarely recover the cost on a quick timeline.
