Your first 30 days as a first-time buyer

The first month sets the tone for your whole search. Here is a simple order of operations.
Week one: talk to a lender and get pre-approved. You will learn your budget, your likely monthly payment and which loan programs fit you.
Week two: write down your must-haves. Commute time, number of bedrooms, yard, single-story. Then pick two or three towns to focus on.
Week three: start touring. Keep notes and photos for each home so they do not blur together.
Week four: review recent sales with your agent so you know what homes like the ones you love actually sell for. When the right one appears, you will be ready to move.
