The home buyer's guide
What happens between your first showing and the day you get the keys.

1. Get clear on budget first
Talk to a lender before you tour. A pre-approval letter tells you what you can borrow and makes your offer stronger when you find the right home.
Budget for more than the price: property taxes, homeowners insurance, any HOA dues and closing costs all shape your monthly payment.
2. Define what matters
List your must-haves and your nice-to-haves. Commute, school, lot size and single-story versus two-story usually narrow the map quickly.
Sabrina will set up alerts so new listings that fit reach you the same day.
3. Tour with a plan
Look past paint and furniture. Note the roof, windows, HVAC age, drainage and how the home sits on the lot.
Visit the neighborhood at different times of day before you write an offer.
4. Write a smart offer
Price, terms and timing all matter. Sabrina reviews recent comparable sales with you so the number is grounded, not guessed.
California purchase agreements include contingencies for inspections, appraisal and loan. Your agent explains each one and the deadlines that come with it.
5. Inspect, appraise, close
Once your offer is accepted you open escrow, schedule inspections, review seller disclosures and complete your loan.
A final walkthrough confirms the home is in the agreed condition. Then you sign, the deed records and the keys are yours.
